Biggest Signs that You Need a New Roof

Visible leaks

Roof leaks are telltale signs that you need a new roof. Although some leaks are minor and can be repaired, they often go undetected until they worsen. If your roof leaks in multiple places or is springing leaks consistently, it’s time to call in the roofing professionals for inspection and replacement.


Old roof

A roof can last for between 20 - 100 years, depending on its material. Asphalt shingles, for instance, typically have a life expectancy of around 25 years. If your roof has exceeded that time window, chances are that it won’t be able to protect your home as it should. As such, you should consider replacing it.


Curling shingles

Curling, clawing, cracked, or cupping shingle are surefire signs that your roof is nearing the end of its usefulness. Curling or cupping occurs when the ends of a shingle peel and curve upward, while in clawing, it is the middle of the shingle that loses contact.

Sure, you can easily replace a few damaged shingles. However, multiple curling or clawing shingles are a sign your roof needs replacement.


Missing singles

If your roof has some shingles missing, it’s an indication that the shingles are weak and the adhesive holding them in place is degrading. While you can and should replace one or two missing shingles, as it might be caused by poor installation, multiple shingles going missing within the same period clearly show that you need to replace the roof.


Build-up of granules in the gutter

Shingles have a protective coating that offers additional protection from the elements called granules. Sometimes, a few granules loosen and fall off, especially on newly-installed roofs. In situations like this, there’s no cause for worry.


However, when you frequently find granules in the gutter or around your downspout, your roof is losing its durability and protective qualities. You want to schedule a replacement before more damage occurs.


Your roof is saggy

A saggy roof is another sign you need a roof replacement. If the sagging is not severe and the roofing material is still in excellent condition, a repair can fix the issue. However, in some cases, you’ll have to replace the entire roof to prevent it from caving in and damaging your home or injuring anyone.
